That could be true if it is a custom board for some weird OEM case, in which all normal boards won't fit. If not, any decent board with the same socket and chipset should work.

Oh, you should've mentioned it being a laptop and not a regular pc.
There might be another two or three variants of the board which could work, but going for the exact model is indeed the safest bet.
Most other boards will not fit your case, have connectors in wrong locations etc.
