I too believe both theories are possible but you're wrong about which one's more likely. 'Split-soul' requires less assumptions and the assumptions one has to make are things that are known to be possible in the show, not so with the other theory.
Split-soul theory requires a single assumption: That Rei's soul was split after Rei I's death. And we have some facts to back that possibility:
