If you're a low rpm grinder, then avoid it.
My advice is *don't* get a road frame that has been "converted" to fixed, but instead get a real frame meant for track.
Older steel track frames are abundant and generally cheap, and you should be able to build one up for peanuts.
I'd consider it essential to have 144bcd cranks and good clipless/strapped pedals for your driveline, and bullhorn/Chop 'n' flop bars with bar end brakes for a commuter to make your life much easier (flat bars instantly and objectively make a track frame look shit, FYI)

>>1984894They're likely offgassing. Silicone oil (most tyre shine has it) will create a barrier against said offgassing. Just be careful for the first minute of your ride so the main contact tread can shed the oil after applying.
Your tyres will last longer this way, especially if you store your bike somewhere with lots of temperature fluctuations
