But you missed the point. Premium is always "walk to work, then walk to store". Density got nothing to do with it. The second premium is "too long to walk, but its just one small step on the subway away"
The first premium is gauged on the second premium. And the rest of the house market is again hedges against these 2. If the 2nd variant do not exist, you are suddenly in a wacky situation where the first available normal priced real estate is going to be 1-3 hours drive away from work.
