Also, now that many people work from home, and the future certainly heading further to work-from-home and online shopping, suburbs will finally start to make sense, and many suburbans will ditch one or two of their cars. With big non-meme car companies starting to roll out cheap and efficient electric vehicles, local pollution should drop as well.
The ideal solution is pic related with electric bikes, but I don't expect even 10% of suburbans switching to those.
