Maybe we need to agree on what we're trying to achieve first. What's the reason for building higher? "Lowering prices"? Because it's already questionable whether that works, whereas there's basically no question that a very effective method would be setting price controls in a neighborhood, or by installing a toxic waste dump in the middle of the neighborhood. In fact if it's asking price you want to lower, you could just raise an extra tax on all property in the neighborhood at a rate of $100 per square foot of floor space per month. Or if you want to lower rents, you could impose a similar monthly tax payable by the renter.

So surely "lower prices" is a means to an end, and not an end unto itself.

My point is this: We have internet access basically everywhere, why do we need to centralize economic, cultural, political activity in a few small places? It'd make much more sense for those 250,000 people to live where homes or land are more plentiful and just e-commute to work.

well anon, its because unlike in the rest of the world, american cities tend not to build much of a "distinct identity" beyond the typical urban vs rural difference. That and the greater metropolitan area around new york is not very uniform, at least not enough to unify it. plus cities face an important political challenge, they suffer from being a contradiction. this contradiction being that urban living people tend to lean towards the political left whereas cities themselves benefit immensely from liberal market policies.

another contradiction that may matter to this board is city planning. neoliberal market forces tend to prioritize policies that maximize economic gain rathet than policies that work for the public good. this means that the wealthy that bring "economic prosperity" to NYC would not support things like expansions of public transportation, public housing, and even possibly things as a more centralised city government (for example the populist left GLC in london was dissolved by the conservative thatcher government in the 80s).

This is why city states in the world are either extremely technocratic or extremely rich. (monaco is populated by the worlds wealthiest and singapore is de facto ruled by a single party). comparatively cities like new york city are neither. It's rich but surrounded by enough lower midle class and undereducated slums to make a "greater new york city" state infeasible.

(oh also as a final fuck you by the federal government its pracitcally impossible for states to create other states from within, with the exception being west virginia because at the time virginia was rebelling in the civil war lol)

Uh, no? Communism is a system where there is no private property, it's not "no state protection of private property", there is literally no private property, period. To achieve communism, private property rights are abolished and all property reverts to state control. In a sense it has the strongest state protection of property because there can be literally only one landlord, ever. Communism has a pretty narrow definition despite the word being thrown around sloppily by red scare boomers.

Anarchism on the other hand describes a wide variety of different belief systems that, broadly speaking, oppose the existence of "government". Some anarchists believe in private property, some don't. Ancaps do, and the way they believe property rights should be enforced is through basically a "might makes right" warlord type of situation.

YIMBYism strongly supports property rights, just not for certain people (namely, the people who currently have property rights in areas where YIMBYs want gibsmedats). They support a one-time abrogation of specific property rights for specific subgroups of people, after that they are fully in favor of a "market based system".

And while I may agree with you on one item, that in fact, a "one time" abrogation of property rights damages the value of such rights going forward and is thus anti-market, that is not the YIMBY analysis. YIMBYism holds that those bad people whose property rights ought to be abrogated are in fact impeding the free functioning of the market. Going back to the development issue, there actually are some ongoing efforts to build private high rises on NYCHA lots, but they've gotten bogged down in pesky details like "is $25 million a fair amount to pay for a 100 year lease"

I suspect as the projects continue their downward spiral the urgency will bring more of these types of plans and we'll probably see a lot of weirdly proportioned land lease towers jammed between the old brick NYCHA commieblocks.

I just see myself abstracting the concept to its core principle.

I've heard about the desire to build in-between these 1940s-era brick towers, I think I've even see a few high rises in such locations.. But the obsolete towers are just a disaster in themselves. But there is no money to fix them let alone replace them, so they'll have t do some private partnership, but investors will certainly be spooked... though I'm sure the city will try enticing them in some way, probably some good loan offers or some bond arrangement or whatever.

Back to the topic at hand, during the 1970s when many privately held rental buildings were in terrible condition due to neglect, residents took matters into their own hands and began their own maintenance programs. The city first seized the buildings from the absentee landlords, but soon realized it didn't have the resources to maintain them, so ownership was transferred to the tenants who were running the maintenance.

Perhaps the NYCHA might be "saved" by such an arrangement today.

I'm talking about the utopianist trend toward imparting artificial legislation onto economic systems, which tends toward self-destruction. You could point to religious systems as instituting similar arrangements earlier in history. Communism is a religious faith after all. As for the NYCHA residents being given their buildings as some type of cooperative, I really doubt that would work out for the projects, probably the only thing worse than NYCHA running them, in fact. Can't see privatizing them doing all that much with private landlords being hamstrung by the various regulations that require them to ignore criminal activity or allow otherwise antisocial behavior, including delinquency with rent, etc.

Anyway, there’s plenty of underdeveloped land along the New Jersey and Long Island waterfronts if anyone wants to build dense high rise developments within minutes of Manhattan, but given the Escape From New York vibe lately I don’t see that happening.

There are several of those brick developments with lawns in the city that are not projects. Stuy town is a better known example. There are also projects that don't look like those brick things.

Manhattan has plenty of realestate. However, landlords bought it for too much money on loans. So banks and investors will get upset if they decrease rent. At current rates, no one can afford to rent in Manhattan. So the apartments sit empty.

In residential, the time horizon for a new rental is normally 12 months, with a 15 or 30 year loan. In commercial, because of buildout and other reasons, you commonly see 3-10 year rentals (normally closer to 10 than to 3), and 10 year term on the loan. So for a residential landlord to reduce the rent right in the middle of a downturn, it's a revenue hit for sure, but it's almost always better than letting the place go empty - you're talking like 1/30th of the loan term, the other 29 years can make up the difference. Whereas with commercial property, locking in a new tenant during a temporary down turn could mean your entire loan is fucked. Your appetite for a vacancy is therefore much higher than with a residential loan. There's also the whole "fixed income portfolio" aspect, but that would apply to a residential property too. The critical factor is really the physical characteristics of a commercial lease.

In fact, a lot of outerborough people moved to chic neighborhoods during the first 2 years of the pandemic, because residential landlords were quick to adjust (then the rebound happened and everyone is grousing about their rent going up, as if they couldn't have seen that coming).

Manhattan's population peaked in 1910 with over 600,000 more people living there then there are today, without almost any of the skyscrapers the island is known for. From what I've seen it comes from two places:

1. A misunderstanding of what induced demand is. I'm not really sure if this is a genuine misunderstanding or just trolling, but there seems to be a bizarre belief that when you shift the supply curve to the right, the demand curve will shift right EVEN MORE than the supply curve did. It's nonsense.

2. Left urbanists look at market-rate apartments being built in places where the area median rent is lower than what those apartments will go for, and they think that landlords in the area will see the rents those apartments are pulling in and go "ah ha! I can charge higher than I currently am" and will subsequently raise rents. I'm more sympathetic to this misunderstanding because I used to believe this before I went and got an economics degree.

These are actually some of the poorest towns in Monmouth County lol, meanwhile inland you have Holmdel, Lincroft, Colts Neck, Rumson, Fair Haven, Marlboro, Manalapan, Millstone. think you've got it backwards. The rich seafront towns are on the Atlantic coast, the Raritan coast is notoriously poor and a swamp.

I've lived here my entire life. Inland towns like Howell, Freehold, Farmingdale, and Tinton Falls are way poorer than most towns on the Raritan. Hell, the poorest places in Monmouth County are along the Atlantic like Long Branch, Assbury, and Neptune. You clearly do not know the area, Rumson is not inland it's literally straddled by the Navesink. Raritan beaches suck though, there's no reason to extend them. What the geography of this place was like 300 years ago has absolutely nothing to do with what we're talking about, most of the area wasn't anything more than farming communities until it was built up into beach resorts for New Yorkers in the 20th century. There is literally no reason to extend shitty toxic waste Raritan beaches.

Tinton Falls is nothing but a strip of townhouses sitting between the parkway and a literal landfill. Howell is deceptive because the land is cheap, it's probably not as as Keansburg but Farmingdale and Freehold are on the same level and Asbury is worse than all of them. Especially when you take into account that the beach people offset the fact that West Asbury Park is an Africa-tier gang-infested shithole. There are still lots of ways the New York area can add more housing, Queens in particular. That statewide ADU law should go into effect. ADUs are great imo, keeps the character of the existing neighborhood while adding affordable housing. They also easily allow for multi generational living in the same family.

This. Pick some sort of standard for a second "ground level" which has the sort of businesses you normally find on the actual ground level.
Tenth floor? Twentieth? Someone would need to do the research for this. If the first pseudo-ground level is close enough to the actual ground, it might affect the floors in between.
